Agency and Stewardship theories have been initially used as mutually exclusive frameworks to analyze the manner in which contract relationships are structured. Relatively more recent studies have suggested that they be used in concert and identified psychological and situational factors such as leadership, motivation, identification, moral development and so on that make one theory more effective than the other. However, while these factors have been well defined at the individual level, less work has addressed instances in which the principal and manager are organizations. To fill this gap, contractual relationships are analyzed in the Italian social housing sector. Specifically, this thesis addresses three research questions: 1) how do the manager’s characteristics affect its behavior (is it more of an agent or a steward)? 2) How are contracts structured and managed? 3) How do the manager’s characteristics and contract rules affect service performance?
La teoria dell'Agenzia e la Stewarship theory sono state inizialmente utilizzate come frameworks reciprocamente esclusivi per analizzare il modo in cui sono strutturate le relazioni contrattuali. Studi più recenti hanno cercato di riconciliare le assunzioni alla base delle due teorie e hanno definito i fattori che rendono l’applicazione di una più efficace dell’altra. Questi fattori, tuttavia, sono stati ben definiti quando le relazioni contrattuali riguardano persone, mentre poca attenzione è stata dedicata alle stesse relazioni tra organizzazioni. Nel tentativo di colmare il gap presente in letteratura, la tesi analizza le relazioni contrattuali tra enti proprietari del patrimonio e enti gestori nel settore dell’edilizia residenziale pubblica in Italia.
