New railway infrastructures and urban development : the case of Chongqing, China

The research focus on the effects of the development of urban transit infrastructure together with the urban development in China, in particular in the city of Chongqing. The first part of the thesis is an introduction on the Chinese urban context. Chapter 2 address the reader to an understanding of the peculiarities of the Chinese urban development in terms of legislation, planning system and urban design. The third chapter introduces the case study city of Chongqing, with his development history and trends, as well as its main physical and morphologic characteristics. Chapter four is introducing a brief description of the rail transit network in the city. The second part of the research, the fifth chapter, consists of the analysis of the case study. The analysis is divided in tangible effects on the urban environment and intangible effects on real estate market. These two analysis works on different scales to understand different kind of effects. In particular, for the urban design, how commercial and residential areas are integrated with the metro station. Regarding the real estate market, how the rail transit affects the general trend of selling prices, as well as based on the distance of residential developments from the transit station. Conclusion compares the output of the thesis with the literature on the topic, looking for similarities with and differences from European and north American case studies.

La ricerca di tesi si focalizza sugli effetti dello sviluppo di infrastrutture di trasporto su ferro a scala urbana in relazione con la crescita urbana, in particolare nella città di Chongqing. La prima parte della tesi è un’introduzione sul contesto urbano cinese. Il capitolo 2 si prefigge di introdurre le peculiarità dello sviluppo urbano in Cina in termini di legislazione, sistema di pianificazione e disegno urbano. Il terzo capitolo introduce il caso studio della città di Chongqing, con la sua storia e i trends di sviluppo, insieme alle sue principali caratteristiche fisiche e morfologiche. Il capitolo quattro introduce una breve descrizione della rete di trasporto su ferro della città. La seconda parte della tesi consiste nell’analisi del caso studio. L’analisi si divide sugli effetti tangibili sull’ambiente urbano e su quelli intangibili sul mercato immobiliare. Queste due analisi si concentrano su diverse scale per poter apprezzare diversi tipi di effetti. In particolare per quanto riguarda le conseguenze sull’ambiente urbano, si indagherà il livello di integrazione tra aree commerciali e residenziali e una stazione della metropolitana. Per quanto riguarda il mercato immobiliare, l’analisi si focalizza sugli effetti dell’infrastruttura sull’andamento dei prezzi degli immobili nell’area, così come sul livello dell’impatto in base alla distanza delle stazioni. Il capitolo conclusivo compara i risultati della ricerca con la letteratura sull’argomento cercando similitudine e differenze con casi europei e nord americani.
