This work provides a Common Data Environment solution through a real estate management platform, using the new BIM methodologies. Considering that there are systems already in use that work in this operating context, it has been given an added value, which is to create Asset realities taking use of the potential and functionality of the ACDat. These was created for the reality of Project and are currently validated and shared by the regulatory and professional world. It was strongly highlighted the willingness to manage real estate assets through the BIM process, thanks to a model management tool. As a central element of the work, in fact, there is the use of models through open formats (in particular IFC), so that they could be interoperable. In this way it has been tried to simulate as much as possible a real estate management reality through one or more ACDat. The problem that led this study to the final proposal lies in the indications given by the current regulations, in particular the PAS 1192-2: 2013 and 1192: 3-2014, and the most current ISO 19650: 2019 and UNI 11337. It has been detected that these regulatories rule ACDat, information requirements and models use for project purpose. Similar indications are given on what concerns the management of an asset throughout the remaining part of its life cycle, but the requirements are not as specific as in the project phase. Therefore, the features of an ACDat were tested in an Asset Management scenario, providing new organizational forms, to further encourage BIM methodologies in this area. A key element is also the documentary organization that supports this new proposed tool. The final outcome provides a complete structure toward to a new digital form of Building Dossier.
Questo lavoro di tesi fornisce una soluzione di ambiente di condivisione dati attraverso una piattaforma di gestione immobiliare, utilizzando le nuove metodologie BIM. Considerando che esistono già dei sistemi utilizzati e funzionanti in questo contesto operativo, si è voluto dare un valore aggiunto, che è quello di creare delle realtà di Asset sfruttando le potenzialità e le funzionalità degli Ambienti di Condivisione Dati (ACDat) nate per la realtà di Project, convalidate e condivise dal mondo normativo e dei professionisti. È stata evidenziata la volontà di gestire un patrimonio immobiliare attraverso il processo BIM, grazie a uno strumento di gestione dei modelli. Come elemento centrale del lavoro infatti c’è l’uso di questi attraverso formati aperti (in particolare IFC), affinché essi siano interoperabili. Si è cercato così di simulare il più possibile una realtà di gestione degli immobili tramite uno o più Ambienti di Condivisione Dati (ACDat). La problematica che ha indirizzato questo studio e la relativa proposta risiede nelle indicazioni date dalle normative attuali, in particolare dalle PAS 1192-2:2013 e 1192:3-2014, e dalle più recenti ISO 19650:2019 e UNI 11337. È stato rilevato che queste normative regolamentano la presenza e il funzionamento di un ACDat di progettazione, con rispettivi requisiti informativi e modelli utilizzati per tutta questa fase di processo. Esse danno indicazioni simili su ciò che concerne l’Asset Management di un bene lungo tutta la restante parte del suo ciclo di vita, ma le prescrizioni non sono così specifiche come nella fase di progettazione. Per questo, quindi, sono state sperimentate le caratteristiche di un ACDat in uno scenario di Asset Management, fornendo nuove forme organizzative per incentivare ulteriormente le metodologie BIM in quest’ambito. Elemento fondamentale è anche l’organizzazione documentale di supporto a questo nuovo strumento proposto. Il risultato finale fornisce una struttura completa verso una forma di Fascicolo del Fabbricato Digitale.
