The tobacco city

“When outdoor areas are of poor quality, only strictly necessary activities occur. When outdoor areas are of high quality, necessary activities take place with approximately the same frequency- though they clearly tend to take longer time, because of the physical conditions are better. In addition, however, a wide range of optional activities will also occur because place and situation now invite people to stop, sit,eat, play, and so on. In streets and city spaces of poor quality, only the bare minimun of activity takes place. People hurry home. In a good environment, a completely different, broad spectrum of human activities is possible. Jan Gehl- Life Between Buildings. This project is based around the idea of revitalisation one of the most important industrial areas of the past century. It is situated in the city centre but it has been neglected for years which resulted in drastic decline in the neighbourhoods state and impacted the everyday life and possibilies of the people that live and work there. Therefore a public competition was made several years ago for a concept to revitalise this part of the city after a huge fire that destroyed two tobacco storehouses. Since this ensable of hustorical buildings is protected by the herritage law it is quite challenging to design a project that respects all. Therefore my intervention has minimal impact on the buildings remains and helps securing them in the least impactful way. For the smaller storehouse I am wrapping the remaining core of sequential long rooms in a glass cube that will form the closed part of the Art Gallery. The other storehouse which has a huge historical sugnificanse will house several different activities divided in the two wings of the building. The first wing is facing the main boulevard “Ivan Vazov” and will house the Bookshop, Office space and a rooftop Restaurant on the last two floors. The stucture is offsetted from the old facades to permit the circulation aroun it from the interior of the facades as well as to provide a good view to the inner side of tha faced from the different floors. People will be able to see the old brick walls and the city skyline from different angles and heights.

“Quando le aree esterne sono di scarsa qualità, si verificano solo attività strettamente necessarie. Quando le aree esterne sono di alta qualità, le attività necessarie si svolgono approssimativamente con la stessa frequenza, anche se chiaramente tendono a richiedere più tempo, a causa delle condizioni fisiche migliori. Inoltre, tuttavia, si verificherà anche una vasta gamma di attività opzionali perché luogo e situazione adesso invita le persone a fermarsi, sedersi, mangiare, giocare e così via. Questo progetto si basa sull'idea di rivitalizzare una delle aree industriali più importanti del secolo scorso. È situato nel centro della città, ma è stato trascurato per anni, causando un drastico declino nello stato dei quartieri e influenzato la vita quotidiana e le possibilità delle persone che vivono e lavorano lì. Pertanto, diversi anni fa fu organizzata una competizione pubblica per un concetto di rivitalizzazione di questa parte della città dopo un grande incendio che distrusse due magazzini di tabacco. Poiché questo insieme di edifici storici è protetto dalla legge sull'Herritage, è piuttosto impegnativo progettare un progetto che rispetti tutti. Pertanto il mio intervento ha un impatto minimo sui resti degli edifici e aiuta a garantirli nel modo meno impattante. Per il magazzino più piccolo sto avvolgendo il nucleo rimanente di lunghe stanze sequenziali in un cubo di vetro che formerà la parte chiusa della Galleria d'arte. L'altro magazzino che ha un'enorme sugnificanse storica ospiterà diverse attività divise nelle due ali dell'edificio. La prima ala si affaccia sul viale principale "Ivan Vazov" e ospiterà il Bookshop, gli uffici e un ristorante sul tetto negli ultimi due piani. La struttura è compensata dalle vecchie facciate per consentire la circolazione dall'interno delle facciate e per fornire una buona vista al lato interno della facciata dai diversi piani. Le persone saranno in grado di vedere i vecchi muri di mattoni e lo skyline della città da diverse angolazioni e altezze.
