Impact of technology in the real estate sector. Analysis of blockchain and smart contracts implementation

This work aims at analyzing how the Real Estate sector is being affected by the implementation of innovative technologies. The studied available literature shows how Big Data and digitalization are having a huge impact in many working sectors, and it is interesting to analyze whether they can become relevant in Real Estate companies to manage their assets. The overview of this trend is allowed by the analysis of PropTech companies' development with all the categorizations related to it. The operational part stands in the description of the Blockchain technology and its application in Real Estate, and, in the end, by the implementation of Smart Contract models to make smarter how transactions are executed. The analyzed papers about the theme present some examples of implementation of those systems for the management of Real Estate assets. On this basis, it is possible to hypothesize a Smart Contract model that can be used for the management of the rent of an office building’s spaces.

Il lavoro svolto si pone l'obiettivo di analizzare come il settore immobiliare possa essere influenzato dall'implementazione di tecnologie innovative. La letteratura disponibile studiata mostra come i Big Data e la digitalizzazione stiano avendo un enorme impatto in molti settori lavorativi, ed è interessante analizzare se possono diventare rilevanti nelle società immobiliari per la gestione delle proprietà. La visione d'insieme di questo trend è consentita dall'analisi dello sviluppo delle aziende PropTech con tutte le categorizzazioni ad esso correlate. La parte operativa consta nella descrizione della tecnologia Blockchain e della sua applicazione nel settore immobiliare ed, infine, nell'implementazione di modelli di "Contratti flessibili" per rendere a sua volta più flessibile ed efficace il modo in cui vengono eseguite le transazioni tra le parti. La letteratura analizzata in materia presenta alcuni esempi di implementazione di tali sistemi per la gestione del patrimonio immobiliare. Su questa base è possibile ipotizzare un modello di Smart Contract utilizzabile per la gestione dell'affitto degli spazi di una palazzina uffici.
