Coronavirus has given us an opportunity to identify some new perspectives in the functionality of corporate office workspaces. A very important realization is the untapped potential of remote working. Businesses are considering this modality as a permanent part of their organizational structures since recent studies have shown that flexible working models can lead to higher productivity. In this new hybrid working model where a possibility of remote working always exists, workers only need come to the offices whenever their physical presence is required. However, working from home is not the optimal alternative due to the lack of proper workspace and domestic distractions. Therefore, people might opt for a 'third place' which is closer to their homes and provides them with a proper working environment. Hence, it is an opportunity for coworking spaces to step in and fill this gap. Consequently, their role will elevate in the realm of office design. To support this argument, this thesis consists of a hypothetical project depicting a coworking space in Milan for desk-based office workers. The project focuses on adaptability, collaboration, and gives sincere importance to employee wellbeing. This thesis is an attempt at understanding what might a coworking space look like after we completely overcome this global catastrophe.
Covid-19 ha permesso di identificare nuovi scenari nella definizione delle funzioni degli spazi di lavoro aziendali. Un’importanza significativa è data al potenziale non sfruttato del remote working, il quale viene considerato dalle aziende come un elemento permanente, destinato a rimanere anche in futuri post pandemia, questo perché recenti studi hanno evidenziato come modelli di lavoro flessibile siano in grado di incrementare la produttività dei lavoratori. La possibilità di lavorare a distanza ha portato allo sviluppo di modelli di lavoro ibridi che richiedono la presenza fisica dei lavoratori in ufficio solo in determinate circostanze. Tuttavia, l’home working non è un’alternativa idonea a tutti per diversi fattori, tra cui la mancanza di uno spazio di lavoro dedicato all’interno della propria abitazione, così come la presenza di distrazioni domestiche che non permettono al lavoratore di concentrasi ed essere produttivi. Per questi motivi, alcuni optano per il third place, un luogo in prossimità delle propria abitazione, in grado di fornire un ambiente di lavoro adeguato. Gli spazi di coworking sono in grado di rispondere a queste esigenze, motivo per cui stanno assumendo un ruolo sempre più importante nella progettazione di nuovi spazi di lavoro. A sostegno di quanto affermato finora, la tesi propone lo sviluppo di un progetto di coworking nella città di Milano, dove l’adattabilità, la collaborazione e il benessere dei dipendenti sono elementi centrali del progetto. La tesi si pone l’obiettivo di comprendere e analizzare i futuri spazi di coworking nella fase post pandemia.
