Adaptive reuse has become an increasingly important architectural approach in contemporary practice. However, its application in Korea remains limited due to the historical characteristics of modern architecture and the specific conditions of urban environments. In particular, modern buildings constructed during the Japanese colonial period possess complex historical meanings and are often demolished because of deterioration and redevelopment pressures. Moreover, as most of these buildings are located on constrained urban sites, there is a growing need to explore alternative approaches for their continued use. This study focuses on the “Building Over” strategy, a vertical extension method of adaptive reuse that preserves existing structures while adding new spaces above them. The thesis experiments with this strategy through its application in the Chungjeong Apartment, completed in 1937 as Korea’s first reinforced-concrete apartment building. Although the building has been designated as a Seoul Future Heritage site, it is currently scheduled for demolition. This study proposes a vertical extension that preserves the existing structure and significant historical elements of Chungjeong Apartment, introducing an Architecture Museum and Research Center within the existing building while accommodating new residential programs above. With this approach, the study demonstrates the potential for the continued use of existing buildings within dense urban environments and explores the applicability of vertical adaptive reuse as an alternative to demolition-led redevelopment.
L’adaptive reuse è diventato un approccio architettonico sempre più importante nella pratica contemporanea. Tuttavia, la sua applicazione in Corea rimane limitata a causa delle caratteristiche storiche dell’architettura moderna e delle condizioni specifiche degli ambienti urbani. In particolare, gli edifici moderni costruiti durante il periodo coloniale giapponese possiedono significati storici complessi e vengono spesso demoliti a causa del degrado e delle pressioni legate alla riqualificazione urbana. Inoltre, poiché la maggior parte di questi edifici si trova in siti urbani vincolati, cresce la necessità di esplorare approcci alternativi per il loro riutilizzo. Questo studio si concentra sulla strategia del “Building Over”, un metodo di estensione verticale del riuso adattivo che preserva le strutture esistenti aggiungendo nuovi spazi al di sopra di esse. La tesi sperimenta questa strategia applicandola al Chungjeong Apartment, completato nel 1937 come primo edificio residenziale in cemento armato della Corea. Sebbene l’edificio sia stato designato come sito del Seoul Future Heritage, è attualmente previsto per la demolizione. Questo studio propone un’estensione verticale che preserva la struttura esistente e gli elementi storici significativi del Chungjeong Apartment, introducendo un Museo dell’Architettura e un Centro di Ricerca all’interno dell’edificio esistente e integrando nuovi programmi residenziali ai piani superiori. Con questo approccio, lo studio dimostra il potenziale del riutilizzo continuo degli edifici esistenti in contesti urbani densi ed esplora l’applicabilità del riuso adattivo verticale come alternativa alla riqualificazione basata sulla demolizione.
