The presented project is based on the research and on analysis of architectural heritage of the former Soviet Union from 1920 till today, with attention to the buildings and the neighborhoods built after the Second World War. Architecture from the former USSR, that shapes the current reality of contemporary cities is usually negatively perceived. There are not many people, who want to work on this problem, and it is difficult to find the experts in this field, especially when the intentions are concerning the residential buildings, which are built with the precast concrete panels technique. In the same time, it’s difficult to close the eyes on the unattractive buildings, when only in Poland there are about 17 million of people living in this type of buildings, which is about 43% of the population of the country. In Ukraine this number is even higher. A lot of countries in the European Union have already solved this problem using the plethora of methods to integrate the monotonous precast-panel buildings into the context of their cities. But in Ukraine today this problem is only beginning to attract the public interest, because this sector of architecture isn’t studied enough. A few years ago, the government for the first time has raised the discussion around these buildings which are now becoming to look like slums. For the citizens, cities and the government, this is becoming an alarming problem. There are houses in communal property, where tenants mostly don’t have the money or just don’t want to take care of these buildings. At the first place, this thesis analyzes the existing worldwide practices, that helped to find the optimal ways for the renovation of the precast-panel buildings with taking into consideration the conditions of the housing stock which exists in Ukraine. For this project, only one neighborhood in Kyiv was chosen, however, as the same types of the buildings were multiplied on the whole territory of the former Soviet Union, the similar methods can be applied for any city in Ukraine. In any case, the renovation method, that can be used for the specific building, should be chosen only after a complete analysis of the building and its surrounding territory. But during the work on this thesis, we also highlighted the positive aspects of the mass-scale serial housing, that may be used as the foundation for the design and further research of this architectural typology.
Il lavoro presentato è basato su una ricerca ed una analisi del patrimonio architettonico dell’ex URSS edificato dal 1920 in poi, con particolare attenzione per gli edifici e i quartieri costruiti dopo la Seconda Guerra Mondiale. Architettura presente nella ex URSS che forma adesso la realtà delle città contemporanee in genere è percepita negativamente. Pochi vogliono affrontare questo problema ed è difficile trovare un professionista che sia esperto specialmente quando si intende riguardare gli edifici residenziali costruiti con la tecnica dei pannelli prefabbricati. Pero è difficile chiudere gli occhi su un’architettura poco attraente, quando, solo nella Polonia, in queste case vivono circa 17 milioni delle persone cioè circa il 43% della popolazione del paese. In Ucraina questa cifra è ancora più alta. Tanti paesi, se già integrati dell’unione europea, hanno già risolto tale problema e ogni con scelte diverse, hanno integrato i monotoni edifici in pannelli prefabbricati nel contesto delle proprie citte. In Ucraina questo problema è ancora molto attuale, perché questo settore è ancora poco studiato. Solo pochi anni fa, il governo ha incominciato a parlare di questi edifici che adesso stanno diventando luoghi particolarmente degradati. Per le città, per i cittadini e per il governo, questo disastro è un problema urgente. Sono case popolari dove di solito, gli abitanti non hanno soldi o non hanno voglia prendersi cura di questi edifici. Nell’elaborare questa tesi, prima di tutto è stata analizzata l’esperienza mondiale, dopo di che sono stati individuati i modi ottimali utilizzati per ricostruire e ristrutturare gli edifici a panelli prefabbricati, ponendo attenzione alla condizione di questo patrimonio abitativo presente in Ucraina. Per il progetto è stato scelto di proporre un metodo di intervento in un quartiere realizzato nella citta di Kyiv, però, poiché gli edifici si ripetono sull’intero territorio dell’ex URSS, tale metodo può essere usato per elaborare l’intervento di un quartiere in qualsiasi citta in Ucraina. È chiaro che ogni edificio ha uno specifico metodo di ricostruzione che va scelto dopo aver analizzato attentamente il singolo edificio e il territorio circostante. Durante lo studio vengono evidenziati anche i valori positivi patrimonio dell’architettura costruita in serie, valori che sono la base su cui avviare ogni ragionamento e progetto.
